City-level ACS and Census figures are used as a proxy baseline for the East Side specifically, since independently verified tract-level data for the exact Masten/Jefferson Avenue corridor was not pulled in this research pass — flag for a follow-up pass with Erie County/City of Buffalo neighborhood-profile tract data before any investor-facing use. Two candidate factors were researched and dropped rather than shipped: (1) a CFPB Credit Invisibles / HMDA mortgage-denial-gap factor for the Buffalo-Cheektowaga metro likely documents a real, income-controlled residual, but it overlaps substantially with the housing-wealth suppression channel already priced under `redlining`, so it was not shipped as a separate line to avoid double-counting the same channel; (2) a 'Reach / Cultural Signal' factor tied to Buffalo's Black cultural institutions was considered but no sourced, quantifiable royalty/ownership-capture dataset specific to the East Side was found in this research pass, so it was dropped as a sourcing gap rather than invented.
